Sector: Real Assets / Infrastructure / Digital & Industrial Assets The Opportunity
Our client is a leading global real assets investment manager with a long-term investment horizon and a growing presence across logistics, industrial, and digital infrastructure assets , including data centres.
As part of its continued expansion in Japan, the firm is seeking to hire an Asset Manager to support and enhance the performance of a growing portfolio of operating and development-stage assets. This role sits at the intersection of investments, operations, and value creation , offering exposure to both traditional industrial assets and next-generation real assets.
Key Responsibilities
Asset & Portfolio Management
- Manage day-to-day asset management activities across a portfolio of logistics and data centre assets in Japan
- Own and execute asset-level business plans , ensuring alignment with investment strategy and return objectives
- Monitor asset performance against budget, business plan, and underwriting assumptions
- Identify and implement value creation initiatives , including income growth, cost optimisation, and operational enhancements
Financial & Commercial Oversight
- Develop and maintain asset-level financial models , cash flow forecasts, and scenario analyses
- Oversee annual budgeting and forecasting processes
- Support asset valuations, hold/sell analysis, refinancing, and investment committee materials
- Analyse key financial and operational metrics, translating asset performance into clear insights for senior stakeholders
Operational & Technical Interface
- Work closely with property management, facilities, engineering, and development teams
- Oversee operational performance of assets, including utilisation, reliability, and cost efficiency
- For data centres, engage with themes such as capacity planning, energy efficiency, asset lifecycle, and resilience
- Support lifecycle capex planning, expansion programmes, and long-term asset sustainability
Stakeholder & Governance Management
- Act as a key point of contact for internal stakeholders across investments, development, finance, and ESG
- Liaise with external partners including operators, joint venture partners, consultants, and tenants
- Prepare asset updates, dashboards, and materials for senior management and investors
- Ensure compliance with governance, risk, and reporting requirements
Candidate Profile Experience & Background
- Experience in asset management, infrastructure, real estate private equity, or real assets investing
- Exposure to logistics, industrial, data centres, or infrastructure assets preferred
- Strong understanding of asset-level financial performance and value drivers
- Strong financial modelling and analytical capabilities
- Commercial mindset with the ability to balance financial, operational, and technical considerations
- Comfortable working with technical and operational stakeholders
- Strong communication skills and ability to engage with senior internal and external stakeholders
- Japanese proficiency required
- Business-level English required to work with global stakeholders
